TARRAGON ANNOUNCES UPLANDS, A NEW MASTER-PLANNED COMMUNITY IN SOUTH HILL WITH FOUR INITIAL BUILDERS SELECTED TO BUILD THE FIRST 155 HOMES

Seattle-based development company targets home sales in their first master-planned community in late 2024. Tarragon, a Seattle-based real estate development company, announces Uplands, its first-ever master-planned community of more than 1,000 homes on 320 acres, set to begin home sales this fall. Well-known for their successful multi-family rental communities, Class A industrial and commercial projects, Tarragon envisions Uplands to be an active and socially connected community. Uplands will bring to market a diversity of home types, the first 155 of which will be built by four trusted homebuilders. The intentional design of the individual homes and the community at large will be a big draw for homebuyers and will meet a need for new housing in this area, with additional smaller home plans and rental townhomes expected in future phases. Uplands will be a walkable community with nearly 25 acres of parks and recreation space, including playgrounds, pools, a state-of-the-art fitness center, and the expansive Overlook Park and The Club at Uplands with unobstructed views of Mt. Rainier.

Lennar, founded in 1954, has built over one million new homes for families across America. They will build 44 homes in the initial phase at Uplands. Their commitment to quality, value, and integrity guides them in caring for their customers, associates, shareholders, and community.

The initial phase of single-family homes at Uplands will be situated on 110 acres of sloped terrain in South Hill, with an additional 173 acres under development. When completed, Uplands will be a robust community of more than 1,000 homes that seamlessly integrate into the natural environment. The community will include 86 rental townhomes, currently under development, that will feature a dedicated clubhouse with catering kitchen, a BBQ area, a fire pit, a dog park, playground, and community garden. Tarragon, a Seattle-based real estate development company, has announced its first-ever master-planned community of more than 1,000 homes on 320 acres, Uplands. The project will begin home sales this fall. Uplands will market a variety of home types, the first 155 of which will be built by four homebuilders: Century Communities, Conner Homes, Lennar, and Richmond American Homes. The initial homes will range in size from 2,000 to 3,500 square feet.

Master-planned community announced for B.C. mountain plateau

Hallō Properties has announced a $500 million master-planned community on a mountain plateau in Nelson, B.C. The project will include over 300 residential units, accommodations, retail, and a golf course called The Dodger on a 130-acre site. A collection of 24 townhomes, called The First Homes, will overlook The Dodger’s fairway with views of the Selkirk Mountains and Kootenay Lake.

“We will develop and operate Hallō Nelson with the intention of creating a legacy project that gives value to the community and surroundings. We want to reflect the authenticity and charm of this remarkable town,” Hallō Properties development principal Graham Kwan said in a statement.

Companies working on the project include Cover Architecture, Harmony Engineering, KWL Engineers, RJC Engineers, and Rocky Point Engineering. Hallō Properties has current developments in Nelson, Revelstoke, and the Sunshine Coast of B.C.

Silverwood names home builders for new Hesperia community

Developers of the Silverwood master-planned community have announced the group of builders who will construct thousands of homes in the Summit Valley area of Hesperia. The builders are Lennar, Richmond American Homes, Watt Capital Developers, and Woodside Homes for the Silverwood community spearheaded by DMB Development. The community lies north of Silverwood Lake, located on the West Fork Mojave River, a tributary of the river in the San Bernardino Mountains.

Phase 1 of the project broke ground in December 2021. It includes nearly 2,100 dwelling units consisting of homes, condos, and flats. Phase 1 is located just south of Ranchero Road near I Avenue and is considered the northern portion of the development that will be built in nine phases over the next 20 years, Silverwood General Manager John Ohanian told the Daily Press.

The builders have 20 single-family home floor plans that include multi-generational floor home designs with rear yard casitas, front porches, bold exterior paint colors, xeriscaping, and solar. Additionally, RV and toy parking, and dual-plumbed homes that allow the use of non-potable water on all landscaping.

Lennar, founded in 1954, has built over one million homes for families across the U.S. The company builds in some of the nation’s most popular cities and its communities cater to all lifestyles and family dynamics, including first-time or move-up buyers, multigenerational families, or active adults. Lennar is based in Florida.

In the late 1970s, Richmond American Homes’ parent company pursued a variety of successful real estate ventures, from commercial construction to property management. In 1977, the company formed Richmond Homes Limited to pursue building single-family homes. By the end of the first year, 27 homes had closed and 65 more were under construction. Nearly 50 years later, the companies operating under the Richmond American name have communities under construction in 16 states. Its parent company, M.D.C. Holdings, is ranked among the top 10 builders in the nation.

Santa Monica-based Watt Capital Developers began as Watt Companies in 1947. It was founded by Ray Watt, a home builder for troops returning home from World War II. The company oversees a 1.1-million-square-foot portfolio of neighborhood retail, multifamily, and office properties in California and Oregon.

Woodside Homes handles the construction of homes in Arizona, California, Nevada, and Utah. Woodside Homes is a wholly owned subsidiary of Sekisui House, Ltd. Founded in 1960, Sekisui House is one of the world’s largest homebuilders and an internationally diversified developer. In 2009, Sekisui House expanded into several new global markets and now operates in the U.S., China, Singapore, Australia, and the United Kingdom.

Formerly known as Tapestry, the Silverwood development spans 9,366 acres and 15,633 dwelling units. The project will include 700,000 square feet of commercial space, nearly 5,000 acres of open space, and 387 acres of parks and 166 miles of paths and trails. Additionally, a library, post office, fire stations, public schools, and walkable town squares with stores.

The construction of homes in Phase I is expected to begin sometime in 2024, the company said.
